The following procedures are used by Knox Hills to lease homes to Target Tenants:
How Our Waitlist Works:
A Service Member desiring to obtain on-post privatized housing at Knox Hills begins by contacting us either online at www.knoxhills.com, coming to our
Each qualified dependent qualifies for one bedroom (excluding the Service Member) For example; a Service Member who is married with one child qualifies for a two bedroom home. Knox Hills offers homes with a maximum of five bedrooms. Knox Hills does not have one-bedroom homes, therefore a Service Member with one dependent will be eligible for a two-bedroom home.
The Service Member is then placed on the Waitlist. The Waitlist is organized and divided by rank and bedroom requirement. When placed on the Waitlist, the Service Member signs a form that commits him/her to notify Knox Hills of any changes in personal information, such as phone numbers, off-post address, or orders to leave. Knox Hills is responsible for updating the lists and managing the process of leasing homes to Service Members.
The eligibility date is the date of departure from the last duty station. When Knox Hills receives an advanced application, the member is placed onto a courtesy Waitlist as an incoming member to
The Waitlist is divided by rank and bedroom requirement. Leasing of homes is conducted using the centralized Waitlist. The first eligible service member on the list is contacted when the first home becomes available. Knox Hills allows Service Members to pick which Community they prefer to live as long as that Community meets the member’s rank and bedroom requirements.
If a Service Member declines the first home offered to them, they will maintain their position on the Waitlist. If a Service Member turns down a second home, they will remain on the Waitlist, but their name will be moved to the bottom of the list.
Waiting List Priorities:
Key and Essential accompanied and unaccompanied personnel receive Priority 1 on the Waitlist if there are no homes available to immediately house them. However, in the event Knox Hills must move a current resident because of demolition or renovation to a home, those families then receive the highest priority. Forced Move Families will automatically be placed on the Waitlist based on the date they are notified of the requirement to move. When there are multiple Families receiving notification on the same day, each Family will be placed on the list in order based on the date they originally moved into Knox Hills, earliest first.
Members in a forced-move situation who are Key and Essential will take priority on the Waitlist ahead of all incoming and other moves.
The order for placement on the Waitlist in all other circumstances is as follows:
1. Incoming Service Members will be placed on the appropriate Waitlist for their rank and bedroom requirement. EFMP/Special Needs Families may be granted an exception to policy and given priority based on unit availability and specific nature of the needs (i.e. single level handicapped accessible homes).
2. Service Members who currently reside on the installation can request to move if the member’s bedroom qualifications change or if they have had a change in rank. Eligibility date will be the date of their promotion or the date their bedroom qualification changes. In either of these cases, the move would be voluntary and at the Service Member’s expense.
3. Current Residents of Knox Hills wanting to relocate to another community or home within our inventory without an eligibility change will be permitted to go on the Waitlist following completion of a one-year lease and providing there is a minimum of one year left on their assignment. The move would be voluntary and at the Service Member’s expense.
4. All incoming Service Members who have not cleared their current duty station will be placed in a priority 4 status. This is our courtesy Waitlist and in this status the Service Member will not be gaining any time on the Waitlist.
